When it comes to eternal condemnation, the unregenerate are not distinguished from the regenerate. By the sin of Adam alone, judgement was passed upon all of mankind condemning every human being to eternal condemnation.
Romans 5:18 Therefore as by the offence of one [judgment came] upon all men to condemnation;
Romans 5:12 Wherefore, as by one man sin entered into the world, and death by sin; and so death passed upon all men, for that all have sinned:
Why did the sin of a single man condemn all of mankind? Because Adam was not depraved or incapable, nor was he born again. Adam was created in the image of the Godhead, after their likeness, yet he was fleshly.
1 Corinthians 15:47-48 The first man [is] of the earth, earthy: As [is] the earthy, such [are] they also that are earthy:
Adam was made a living soul. He was made in the image of God after His likeness. But when he sinned, he died. He became a dead soul. The last Adam, Christ, was made a quickening spirit to renew the dead souls again to life.
1 Corinthians 15:45 And so it is written, The first man Adam was made a living soul; the last Adam [was made] a quickening spirit.
Adam sinned and as a consequence of that sin Adam died. He died both spiritually and physically. No, his physical life was not taken from him immediately, but the physical dying process was set in motion. Man was from that point forward in a constant state of decay.
Genesis 2:16-17 And the LORD God commanded the man, saying, Of every tree of the garden thou mayest freely eat: But of the tree of the knowledge of good and evil, thou shalt not eat of it: for in the day that thou eatest thereof thou shalt surely die.
Now consider this very carefully. If Adam, who was made in the image of God, after His likeness, a living soul, was not able to be remain without sin, how then could any man after Adam, being a dead soul, be any more capable of this? I hope you have realized that it would be impossible. God, being wiser than man, came to the same judgement.
Genesis 1:26-27 And God said, Let us make man in our image, after our likeness: and let them have dominion over the fish of the sea, and over the fowl of the air, and over the cattle, and over all the earth, and over every creeping thing that creepeth upon the earth. So God created man in his [own] image, in the image of God created he him; male and female created he them.
Regeneration is defined as the restoration of a thing to its pristine state. Regeneration is being born anew, not like before. The act of regeneration is described as being conformed to the image of Christ. And if Christ, then also Adam, for Christ was the last Adam. Therefore, by regeneration we are restored, no longer depraved or incapable, being freed from the death that was passed upon all men. We are restored to being in the image of God, after His likeness. However, at this stage we have still not become living souls because we are not obedient to God.
Adam went through the reverse that we do. He was degenerated when he sinned. We have the old natural nature; we are regenerated with the new nature. Adam had the new nature and degenerated by acquiring the old nature.
Adam, because of his disobedience was removed from access to the tree of life. We by our obedience are granted access to the tree of life.
Genesis 1:31 And God saw every thing that he had made, and, behold, [it was] very good.
Colossians 3:10 And have put on the new [man], which is renewed in knowledge after the image of him that created him:
Romans 8:29 For whom he did foreknow, he also did predestinate [to be] conformed to the image of his Son, that he might be the firstborn among many brethren.
